Free Online HVAC Estimate
So here it is up front, then a free air conditioning estimate tool that builds the number around your actual house — no appointment, no sales call, no waiting for a callback.
Air Conditioning Free Estimates
Our air conditioning estimator builds a replacement range around your home — square footage, current system, comfort priorities — in about a minute. It's a planning number rather than a bid, and it lets you compare a basic replacement against mid-range and high-efficiency options before you talk to anyone.
Final pricing may change after an in-home evaluation confirms system size, ductwork condition, access, electrical needs, code requirements, and equipment selection. Having trouble seeing the tool? Open the estimate in a new tab.
Protect it once it's in
Our Loyalty Club covers maintenance with priority scheduling, no overtime rates, and 20% off repairs and diagnostics. Documented tune-ups also keep your manufacturer warranty intact. Most homeowners add it the same week they replace.

Three things move the number: which system your home needs, how much space it has to condition, and the efficiency level you pick. The estimator asks those questions in that order, and the tables below are the same prices it quotes.
What you can price online
The estimator handles replacement three ways. Pick the one that matches your situation:
| Category | What it covers |
|---|---|
| Full System | A complete HVAC system, both heating and cooling components. Four configurations, listed below. |
| Partial System | Individual components — an AC unit, a furnace, or an air handler on its own. The right path when one half of the system failed and the other half has life left in it. |
| Mini-Split | Ductless heating and cooling for specific rooms or zones. Additions, converted garages, sunrooms, and homes without usable ductwork. |
The four full-system configurations
These are the same four options you'll pick from in the estimator, in the same words:
| System | Best fit |
|---|---|
| Full AC & Gas/Propane Furnace | Complete air conditioning with gas or propane heating. The right call for homes staying on fossil heat. |
| Full AC & Air Handler (Electric Heater) | Air conditioning with an electric air handler and heat strips. |
| Full Heat Pump with Air Handler (Electric Heater) | All-electric heating and cooling from one system. The configuration most rebate programs favor. |
| Full Heat Pump with Gas/Propane Furnace | Dual fuel — a heat pump handling most of the winter, with gas or propane heat when it turns genuinely cold. Common in Southern Maryland, where the shoulder seasons are long. |
Full systems come in 2, 2.5, 3, 3.5, 4, and 5 ton. Sizing comes from a load calculation, not square footage alone — roughly 500 to 600 square feet per ton is a starting point and nothing more. A 1970s rancher in Lusby with original ductwork and a newer build in Bowie with a tight envelope can be identical in square footage and need different tonnage.
The five package tiers
Same system size, five levels of what comes with it. Every tier is Amana equipment, which is why the warranty terms read the way they do.
| Package | Equipment | What's included |
|---|---|---|
| Cost Cutter | 14.3 SEER2 single stage | Duct modifications, level 1 surge protection, drain pan treatment. 10 years parts, 1 year labor. |
| Basic | 15.2 SEER2 single stage | Adds whole-system duct cleaning, level 2 surge protection, 2 years labor, 2-year Silver membership, 90-day buyback guarantee, and lifetime condenser replacement if the compressor fails. |
| Deluxe | 15.2 SEER2 single stage | Adds Ultravation Solaris air purification, media/polarized air cleaner, and a smart thermostat. 5 years labor, 5-year membership. |
| Premium | 17.2 SEER2 two-stage | Adds two-stage dehumidification — the tier that earns its keep in a Chesapeake summer. 10 years labor, 10-year Silver membership. |
| Optimal | 19 SEER2 Amana S inverter | The full package: new duct system, UV bulb replacement, steam humidifier, whole-home dehumidifier, Titan lineset protector, 10-year drain pan treatment supply, and the Amana S thermostat. 10 years parts and labor. |
Full system replacement
A complete system, both heating and cooling. Standard Efficiency keeps the up-front cost down; High Efficiency runs quieter, costs less monthly, and qualifies for more of the available rebates. Both carry a 10-year manufacturer warranty.

Every price above is installed, with the utility rebate already deducted. You don't need to know your tonnage — tell the estimator roughly how much space the system serves and it sizes from there. We confirm it with a proper load calculation before anything is ordered.
Looking for repair pricing rather than replacement? That's on our service and repair pricing page.
Should you repair it or replace it?
This is the question most people are actually asking when they start looking up replacement costs, so it's worth answering plainly.
Replacement usually makes sense when the system is past 12–15 years, the repair quote is climbing toward a third of replacement cost, it's needed major work more than once in two seasons, or it still runs R-22 — refrigerant for those systems gets more expensive and harder to source every year.
Repair usually makes sense when the unit is under 10, the failure is a single component like a capacitor or a contactor, and everything else is in decent shape. A good technician will tell you that instead of quoting you a new system.
If you're in the gray zone, run the estimator above for the replacement number, then let us look at the repair. Knowing both figures is the only honest way to make that call — and our AC repair pricing is published too.
What affects your air conditioning replacement estimate
Two houses on the same road, built the same year, can need different systems and land at different prices.
System size
More square footage generally means more capacity, but oversizing is its own expensive mistake. An oversized system satisfies the thermostat fast, shuts off before it has pulled real moisture out of the air, and leaves the house cold and clammy. In a humid climate that shows up as comfort complaints no amount of tonnage fixes.
Efficiency rating
Higher SEER2 equipment costs more up front and less to run. Maryland cooling seasons are long and the heating seasons are real, so systems here accumulate a lot of runtime — which shortens the payback window compared with milder parts of the country.
Ductwork condition
Plenty of homes across our area have duct running through vented crawlspaces, unconditioned attics, or additions tied into the original trunk decades later. Leaky, undersized, or crushed duct adds cost. Skipping it means paying for capacity that never arrives in the room.
Installation difficulty
A tight attic, a crawlspace you belly through, an electrical panel that needs updating, code corrections on an older install. Older rural and waterfront properties tend to hold more of these surprises than newer subdivisions, and they land in the labor line.
Salt air, if you're near the water
Condensers along the bay and the rivers corrode faster than the same unit inland. Chesapeake Beach, North Beach, Solomons, Deale, Shady Side, Galesville, Mayo — coils, contactors, and disconnect boxes all take it. It's worth talking about protective coatings before you buy, not after.
Equipment type and fuel
Straight AC, gas furnace, heat pump, dual fuel, ductless mini-split — all price differently. A lot of homes in Charles, St. Mary's, and rural Calvert still run propane or oil, and changing heat source changes the scope of the project, not just the equipment line.
Refrigerant transition
New equipment has moved off R-410A to lower-GWP refrigerants like R-454B under the federal phasedown. In practice that has put upward pressure on equipment pricing and made servicing older R-410A and R-22 systems less attractive over time.
Comfort upgrades
Smart thermostats, zoning, better filtration, whole-home humidity control. None are required. They're where a lot of homeowners decide to spend once they see the base number.
Rebates, tax credits, and financing in Maryland
Rebates and tax credits can move the math on a high-efficiency system, sometimes by thousands of dollars. They also change constantly — programs get funded, expanded, restricted, and retired, and federal credits have shifted significantly in the last year. So we're not going to print a number here that might be wrong by the time you read it.
What we'll do instead: ask us. When we quote your system we'll tell you what's actually active that week, whether your equipment qualifies, and whether stepping up an efficiency tier is worth it to capture one.
Worth knowing up front: we're an authorized contractor on SMECO's rebate program, so qualifying rebates come off the contract price directly. You don't file paperwork and wait for a check — the discount is already in the number we hand you.
Which program applies depends on your utility. SMECO covers Calvert, Charles, St. Mary's, and southern Prince George's; BGE serves most of Anne Arundel and the northern end of our area. Both run under EmPOWER Maryland and both apply rebates through participating contractors. Larger incentives generally apply when a home moves off oil or propane onto an electric heat pump, which is a common upgrade path around here.
